Besides managing our own furnished rentals we offer services to other home owners to assist them in finding renters and managing their units on a regular basis.  Exclusive Furnished Rentals has turn key services for real estate landlords.  We find qualified tenants through various marketing channels, run credit and do backround checks.  We further check references, prepare the lease and other necessary documents, collect appropriate monies, communicate with building management office, coordinate move-ins and move-outs and basically be the point person between the tenant and the owner.  The one time fee to the owner to find a qualified tenant is 10% of total rental stay for short term up to 1 month fee for long term stay.  The monthly management fee is separate and is based on 10% of the monthly rent.  Attention: Realtors  We can assist on your listings that are currently vacant.  Call for details.

QUALIFIED TENANT PLACEMENT:

EX: Find a one month renter who pays $2000/mth.  10% fee of $2000 = $200 

EX: Find a three month renter who pays $2000/mth. 10% fee of $2000 = $200 x 3 months= $600

EX: Find a 12 month renter who pays $2000/mth.  1 full month's rent = $2000

MONTHLY MANAGEMENT FEE:  EX: Renter pays $2000/mth  8.5% fee of $2000 = $170/mth
